Buying property in the Algarve in Portugal is a straight forward process, providing you understand and follow the necessary procedures.

Key to your property purchase is a good legal representative. We can recommend suitable advisors who we have worked with successfully and who speak your language.

1. Your legal representative should undertake thorough pre-contract enquiry, prior to exchanging any moneys or signing any Promissory Contract.

2. When your legal representative has completed all the searches and the necessary documentation is in order, they will draw up the Promissory Contract between the vendor and purchaser. At this stage a minimum deposit of 10% of the agreed price is paid to the vendor.

3. The Final Deeds are signed at the Notary's office, normally between 30 and 60 days from the signing of the promissory contract. The balance of the purchase price is then paid and you can then take possession of the property.


Legal fees usually represent 1.0% to 2.5% of the agreed purchase price.

Notary and Registration fees will be approximately 2% to 2.5% of the purchase.

Property transfer tax (IMT) is payable and calculated on the registered value of the property. We can advise you of these rates.

Estate Agents fees are paid by the vendor.
